Environmental Audits
NPV performs Phase I and II Environmental Site Assessments (ESA’s) and all aspects of site investigation and remediation services. Each year our staff of hydrogeologists who are OSHA trained and experienced personnel successfully complete 100-150 Phase I ESA’s, with many requiring some level of Phase II investigation for client needs involving loans, acquisition, cleanup/remediation and critical decision-making. Experienced in the completion of County and State level sampling and remediation projects, NPV has a solid technical understanding of Phase I/II issues and remediation options including current technological methods that permits the firm to provide consultation on land acquisition and redevelopment projects. NPV provides expeditious turnaround to meet due diligence periods and deadlines which are often a factor in real estate transactions. Phase I/II ESA services provided by NPV are known and accepted by lending institutions throughout the tri-state area. The firm has all necessary equipment to complete site investigations, including drill rigs, ground penetrating radar, pipe cameras and related field equipment.
Phase I ESA reports are completed to determine if Recognized Environmental Conditions (REC’s) are present at a subject property prior to bank lending and/or property purchase. A Phase I ESA involves a site reconnaissance of the subject property and surrounding properties, a review of local, State and Federal records, historic resources (Sanborn Maps, aerial photographs, City Directories, etc.) and interviews of property owners, occupants and/or neighbors. Based on the information complied during the Phase I ESA process, NPV environmental professionals outline any identified REC’s present on the subject property or from adjacent properties. Our reports conform to the ASTM 1527-13 and EPA All Appropriate Inquiries (AAI) standards.
Phase II ESA reports are completed in order to determine if the Recognized Environmental Conditions (REC’s) identified in a Phase I ESA report have adversely impacted the subject property. Phase II ESA’s performed by NPV involve a variety of sampling techniques and mediums including: hand auger and Power Probe soil and groundwater sampling, Ground Penetrating Radar (GPR), Photo Ionization Detector (PID) for field screening of samples, methane monitoring, groundwater monitoring, determination of groundwater flow direction and all phases of site investigation and site remediation. Based on the results of Phase II ESA investigations, numerous site remediations have been completed under our supervision and in coordination with County, State and Federal environmental and health agencies. Over the years, NPV has established an excellent working relationship with personnel of these agencies. These relationships allow us to obtain direct input from the regulatory agencies to promptly and properly coordinate and implement complex sampling and remedial tasks.
