Gabreski Airport Master Plan PDD

NPV was retained by the Town of Southampton to prepare a Master Plan and planned development district (PDD) ordinance for the future economic development of a 58 acre portion of Gabreski Airport, owned by Suffolk County. The Master Planning effort involved comprehensive site design, development of architectural standards, landscape architectural coordination, community compatibility and use/development parameters to for an industrial and commercial subdivision in proximity to the airport. NPV worked closely with the Town Board, Town Planning Department, Suffolk County Department of Economic Development & Workforce Housing and the Airport Advisory Committee to establish multiparty consensus on the future uses and development parameters for the property. NPV assisted the Town with the preparation of draft PDD legislation to guide the future development of the property and prepared the Draft Generic Environmental Impact Statement (GEIS) and Traffic Impact Analysis, which evaluated a number of development alternatives, the Final Generic EIS and Findings Statement for adoption by the Town Board. Following adoption, NPV and N+P worked with the master developer of the 58 acre property to develop a subdivision plan and individual site plan applications for lots, as well as SEQRA compliance documentation. Nelson + Pope’s services included the surveying, engineering, design and preparation of plans for three site plan applications and Stormwater Pollution Prevention Plan (SWPPP) preparation. N+P staff assisted the Client in the procurement of municipal permitting and approvals.
